Serving Vernon Hills, IL — Part of Our Lake & McHenry Counties Service Area
Vernon Hills is one of the most genuinely master-planned villages in Lake County. When it incorporated on June 16, 1958, it had exactly 123 residents and 125 houses — all in a single subdivision. The land had been a 200-acre farm since 1857 and stayed agricultural until the 1960s, when a developer bought part of it for a planned residential community and golf course. From that one subdivision, Vernon Hills has grown to roughly 26,000 residents spread across about 40 different subdivisions. Every neighborhood has its own footprint, its own builder, and its own build era.
The commercial side developed fast. Hawthorn Center (the Hawthorn Mall) opened in 1973 as the major retail hub for the Milwaukee Avenue corridor, and has recently been transformed into a mixed-use development with housing and outdoor storefronts. Just east of the commercial district sits Cuneo Mansion and Gardens — an Italianate estate built in 1914 by architect Benjamin Marshall for utility magnate Samuel Insull. After Insull's empire collapsed, John Cuneo, Sr. purchased the mansion in 1937 and the Cuneo family held it until 1990. Loyola University Chicago took ownership in 2009, and in January 2026 the property transferred to the Village of Vernon Hills. Residences at Cuneo Mansion and Gardens, a condo community built between 2018 and 2022 by Pulte Homes, sits next to the original estate.
The subdivision map is a power-washing estimator's dream and nightmare combined. Gregg's Landing sits near the White Deer Run Golf Course, with homes in the millions and IPE decks, cedar railings, and natural stone patios. Grosse Pointe Village was built by Centex Homes in the late 1980s and early 1990s — vinyl siding, brick front, asphalt driveways, the usual maintenance profile for that era. Hawthorn Club went up between 1988 and 1994 by United Homes. New Century Town holds Century Park Arboretum, the village's largest park at 113 acres, and the homes nearby have mature tree canopy dropping leaves into every gutter from late September through November.

Once a year for siding and decks. Massive subdivision variety means every neighborhood has its own material mix — a single-day route can hit IPE decking in Gregg's Landing and vinyl siding in Grosse Pointe Village, needing completely different detergents and pressures. Mature tree canopy around Century Park Arboretum drops leaves into gutters from late September through November. Historic brick on the Cuneo Mansion grounds needs specialty soft-wash treatment. Driveways and walkways benefit from a wash every 12 months too.
A typical driveway runs $200–$300. A full house wash is usually $300–$600 depending on size and material. Brick paver restoration and sealing is quoted by square footage. Every quote is free and there are no surprises.
